Official Guarantee Terms & Disclosures

  • 1. The Guarantee

    Built DFW ("The Company") guarantees to review any qualifying competitor estimate for residential new construction or remodeling within a 10-mile radius of Frisco, TX (75033). Within 36 business working hours of receipt, our General Contractor will provide a counter-proposal that matches or beats the competitor’s pricing, provided the technical scope and material quality are identical.

  • 2. Competitor Eligibility

    To ensure a fair comparison based on professional standards, the competing estimate must be from a contractor who:

    1. Is a registered business entity (LLC, Inc., or DBA) in the State of Texas.
    2. Holds valid General Liability Insurance.
    3. Is not a family member or an unlicensed "handyman" service.
    4. Has a verifiable physical address or active digital presence in the DFW Metroplex.
  • 3. The Review Process (Technical & Financial)

    To deliver an accurate counter-bid, Built DFW utilizes a two-step verification process:

    1. Step A: Technical Audit (Engineers & Planners): Our architectural designers and retired engineers review the competitor’s plans and scope of work to ensure structural integrity, code compliance, and "apples-to-apples" material specifications.
    2. Step B: Cost Analysis (General Contractor): Once the technical scope is validated, our General Contractor calculates the final labor and material pricing to generate the counter-bid.
  • 4. Scope Verification & Safety

    Built DFW reserves the right to decline to match a bid or adjust the counter-proposal if our Technical Team determines that the competitor’s estimate:

    1. Omits necessary line items required for a complete build (e.g., city permitting fees, soil testing, trash haul-off, or site prep).
    2. Violates International Residential Code (IRC) or local city ordinances (Frisco, Prosper, Celina, etc.).
    3. Proposes unsafe structural practices (e.g., removing load-bearing elements without proper beaming) or inadequate foundation specifications for North Texas soil.
  • Definition of "36 Business Working Hours"

    The review period begins once Built DFW confirms receipt of the readable file.

    1. Business Hours: Monday – Friday, 8:00 AM – 5:00 PM CST.
    2. Exclusions: Weekends and Federal Holidays do not count toward the 36-hour limit. (e.g., A bid received Friday at 4:00 PM is due by Tuesday at 12:00 PM).
  • Material Volatility

    While we guarantee to beat or match labor and management fees, commodity materials (lumber, concrete, copper) fluctuate daily. Our counter-bid will reflect current market pricing for materials at the time of our proposal.
